Slide Gate Off Its Track in Mission Oaks
The gate had jumped the rear guide wheel entirely and was resting its full weight on the chain. We found the original wheel was a plastic part worn down to the axle, and the installer had left the chain so loose it could climb the sprocket whenever a car sensor tripped mid-cycle. We replaced the guide with a sealed-bearing steel wheel, re-tensioned the chain to spec, and welded a travel stop where the old one had been ground off. Under Clause 4, the homeowner left with photos of the worn wheel, the new one in place, and the chain deflection measurement before and after.
Cracked Weld on a Wrought-Iron Driveway Gate Near Las Posas
Wrought iron fatigues where it’s asked to flex, and this top hinge had been doing all the flexing for years. The crack ran a good three inches from the hinge barrel down the stile, which is why the gate sagged just enough to drag on the latch. Adrian cut out the compromised section, welded in a reinforcing gusset behind the hinge plate, and then ground the surface weld smooth so the repair doesn’t read from the curb. The photo record shows the inside gusset, which is the part of the fix nobody sees and the part that keeps it from cracking again.
LiftMaster Operator Cutting Out on a Camarillo Heights Swing Gate
The homeowner described it as “the gate has moods,” but it was simpler than that. One relay on the LiftMaster board had a burned contact, and when it failed to close the circuit, the motor stalled mid-swing, while the controller logged it as an obstruction and reversed. We replaced the relay, cleaned the board traces, recalibrated both limit switches, and ran the gate eleven times in front of the homeowner before we put a tool in the truck. The written record shows the exact relay part number installed, and the photos show the burned contact under magnification.
Mighty Mule Swing Arm Installed Backward on a Santa Rosa Valley Property
This one had a lot of opinions for a machine. The previous install put the Mighty Mule actuator on the wrong side of the hinge pivot, which means every open command was fighting the gate’s own mass instead of leveraging it. The hinge bushings were shot from the strain, and the motor was pulling nearly double its rated amperage. We re-mounted the actuator to correct geometry, replaced the hinge bushings, and took amp readings before and after. Those numbers are in the photo record because they’re the kind of evidence you can’t argue with, and they’re also why the motor now has another ten years in it.
Vehicle Strike on an Aluminum Driveway Gate Off Arneill Road
Aluminum doesn’t forgive a car bumper, but it does respond to patience. The top rail was bowed out about two inches and three pickets snapped clean at their weld feet. We straightened the rail cold, TIG-welded replacement pickets that matched the existing profile, and blended the finish across the repair zone. The photo log shows the straightened rail with a straightedge held across it, plus the weld feet on the new pickets. You can’t tell which three were replaced from a photo, and that’s the point.
Ghost Controls Keypad Kicking Users Out in the Las Posas Estates
Camariillo sun is hard on keypads, especially ones set in direct south exposure. This Ghost Controls membrane had delaminated from the circuit layer, so digits registered only with a hard press and sometimes two at once. The interesting part wasn’t the keypad though, it was the field splice forty feet down the conduit. The previous tech used indoor wire nuts in an outdoor run, and corrosion was eating the connection. We replaced the keypad, re-terminated the lead with gel-filled connectors rated for burial, and left photos of both repairs in the job record.
